Sea La Vie Capital Pty Ltd is very excited to offer you the opportunity to invest in the residential property market by purchasing redeemable preference shares of the company from as little as $100,000. Funds raised through this issue of shares will be invested in a mixed use residential development project in the coastal town of Kingscliff located in the Tweed Shire NSW, located about 57 km North of Byron Bay and about 14 km South of the Gold Coast International Airport. The project consists of a Three-storey building with basement carpark, 2 three bedroom, 3 four bedroom Luxury apartments, 2 four bedroom Penthouses and a 170m2 Commercial space suitable for a restaurant, positioned on absolute beachfront next to Salt Village and Resort.
Redeemable Preference Share.
On completion of construction of the luxury apartments, they will be sold on the market at the best available price. The SPV intends to use the receipts from the sale of the apartments to repay the loan and associated interest to the Company. Investors in this offer will receive a Preference dividend as defined in the below table on their investment amount at this time. The expected time for the completion for this project is 12-18 months. It is however possible that the project may finish sooner. It is also possible that weather and other delays may delay the completion of this project. In both scenarios investors Preference dividend return is fixed based on the amount they invest. The Company will pay any Dividends only out of proceeds received as interest from the loan made to the SPV (Development company explained further down). This loan payment can be done using the proceeds from the sale of the Apartments and the SPV may extend the project time frame until such sales are achieved.
